Thanks for the simplistic economics lesson, yes I agree that factors including inflation and government policy can have an effect on costs... You seem to miss the point though that the basics of taxation which is that you tax profit is being missed and the effectual taxation rate is potentially sky high, in my own circumstances I made a profit of £750 last year on the properties, I am not very highly leveraged however by 2020 if my mortgages were to remain the same I would pay an additional £1500, if the new rules were applied now I would have an effective tax rate of 200%, no business can run on a tax rate of 200%.

My solution is to pay off my mortgages by 2020 or near after, the effect my profit will be much larger and I will pay way more tax as I am already a 40% tax payer, my solution is going to be once the mortgages are paid off quit my high paid job and retrain as a sparky and do just a few days a week work in my own business, I won't earn as much but because I will pay so much less tax my hourly rate will actually be higher... So from having someone working hard and a net contributor they will have someone that is a net burden... This will not help the economic state of the country.

The comments like -Tax of 150%, people are force to live abroad in tax exiles, landlords will close down their businesses are nothing but emotional outburst without giving any facts or providing any reference to well researched documents.

I do not think chancellor will give a toss to such outburst comments when it comes to taxation and national interest. If the landlords want to influence the government they should have strong lobby. I had asked few of the Landlords Associations if they had lobbied the government officials. None of them have made any serious attempts to meet the chancellor and explain the situation (on behalf of the landlords) - I may be wrong. By simply sending letters to your local MPs with comments not based on facts will not change the situations. A few of the earlier comments made by the members on this platform suggest that the elected MPs gape at the landlords with contempt as speculators and profit mongers.
I am sorry to say that clause 24 is here to say.

I have expressed my opinion based on few well known facts. Comments like "I am stupid and ignorant" is not appropriate on a public platform like this. If you do not agree with my comments say so, but making personal comments is not a civilised debate.

Clause 24 will probably be introduced but as people on low income find it impossible to get a roof over their heads as rents rise and the Councils find they cannot cope,the Government might have to rethink their strategy.

At the moment the public love blaming the landlord for the housing crisis, but when the situation gets worse as a result of clause 24 the public will realise that the housing shortage is not the landlords fault.

In the end it is the tenant who will pay.

Rajesh, you hit the nail on the head you nor I receive interest relief on our homes. I n exactly the same way if you or I choose to let a room in our home under the Rent axRoom scheme we pay no income tax on the rent received. Unlike that I do pay income on the rent received on investment properties less legitimste business expenses. You might say that you do not receive relief if you borrow to by shares instead, however you DO receive such relief, albeit vicariously, on the borrowings by the company; they deduct the interest to compute their taxable profit just as I should be allowed to do

Rajesh you have not read this blog in its entirety, I have. Tax rates at above 100% of profit are common and many examples have been quoted on the 118 site. Infinite rates of tax are possible, I know someone who will be in that situation. People living abroad as tax exiles is not an emotional outburst for I plan to be one of them. There is also another called Mark Alexander who you may have encountered on this site.
