Mine seem quite happy and almost encourage it, giving rent in advance and deposits on occasions to get homeless tenants off their books. The room sizes are quite large on some of my ex local authority properties so there is ample room for say a mum and a small baby in a one bed . They count the living room as a usable room. Some LL`s use the 2x2 strategy as well in a 3 bed house to maximise income

LHA rate goes up from £525 to £656 for my one beds so its a good extra margin. . I also deal with social services quite a bit so they check it all out beforehand to ensure it complies with their DD for the family that they refer my way. Invariably the tenants get better accommodation from me than from where they have just come from . Its good business sense and I enjoy the buzz of giving a vulnerable tenant a safe secure house which they can then turn into a home.

NLA responds to BoE threat to tackle BTL

Commenting on Mark Carney’s announcement today (16 December) that the Bank of England will take action on Buy to let (BTL) in the future, Richard Lambert, CEO at the National Landlords Association (NLA) said:

“The Bank of England should be concerned about the future of the buy-to-let market because this government is pushing many landlords to the conclusion that they have almost no other option than to sell up.

“There are still big questions as to what the Governor has in mind to 'tackle' buy-to-let, especially given the role George Osborne has played in significantly cooling the market in recent months.

“Mr Carney has an important and very difficult job to do, but repeatedly and publicly labelling a sector which plays such an important role in supporting economic recovery as dangerous is hardly helpful.

“If the Governor is truly worried about landlords dumping their properties, then his best bet would be a quiet word in the ear of our anti-PRS Chancellor”.

It seems as if I have variety of choices GRL, ELA and RLA.

How do I decide, which one would be best choice?
