Problem with putting up the rent is that a lot of the rental demand comes from immigrants - especially in SE - and while most of the british people would stay here even if rents are too high, rent paying immigrants can easily leave.

Fergus stated multiple ocassions he favours eastern europeans, now these people have no assets here and they are free to go to anywhere else in the EU and as soon as it is not financially sensible to stay here they will move. This can happen when rents are too high, but also at times of recession, loss of jobs, weakening GBP, brexit, improving conditions at their countries of origin etc...

I have foreign tenants who work for a local banking headquarters, so far there has been no complaint about the rent increase, that said, I have left it far too long to start raising rents so I guess it probably came as no shock to them when I did put up the rent. Unfortunately I will have to do this progressively so as to absorb the sting of Clause 24.

I do not think it helpful to refer to this not affecting "wealthy landlords". Part of the issue is that all landlords are considered wealthy because they can afford a second property even if it is with a mortgage. I would rather that the two words were not used together.

Secondly an unencumbered landlord may have a portfolio of BTLs valued at say £500,000, they are no wealthier than a landlord with a BTL portfolio of £2,500,000 with mortgages of £2,000,000 - they both have the same amount of net assets.

The unencumbered landlord will already be paying 20% or 40% tax on the rental income and is no better off then the mortgaged landlord in terms of tax payable as a percentage of rental income, currently he is probably paying more tax.

By all means make the comparison with corporates and holiday lets and that this tax is not been fairly applied in that respect.

Hi SE Landlord. You make some excellent points - I agree with it all! But I write to so many different people, with varying standpoints that I just try to have the emphases with each that I think may sway them. I'm being 'political' I suppose...

I have spoken to friend of mine who has large property portfolio, and he has told me that although, forthcoming legislation has received Royal Assent, consultation process at treasury is ongoing and they will finalise how exactly this will work.

So, would you agree there is still some hope...especially, in the light of Stamp Duty Surcharge announcement?
