I think, Landlords should mark a day called "A Day" the day, when everyone pushes up rent and then tenants can dread that particular day...and then Government is likely to take notice of our outcries.

Irrespective of what other LLs are charging if there's a shortage in the local area you can charge a premium on the rent. OK you may have a higher turnover of tenants which is not welcome, but so long as you plan ahead and line up new tenants, you can minimise voids.

Or we can do 17th Of March 2017 which coincides with Saint Patrick's Day.

Financially 6 April would be a good choice but since rent day for me is a Friday the previous Friday would be a more appropriate choice.
