Ah - a voice of support for us! (I haven't read it all yet, but I liked this extract) in a debate about the 'Fitness for habitation' or whatever Bill (another anti-private landlord one, surprise surprise)

Again, I do not want to deviate. I was merely asking whether the Bill addressed the right problem. It seems to me that there are many other problems with many other housing providers that are not being addressed. Labour Members seem to think that social housing landlords can get away with anything and do not need regulating. All they ever want to do is clamp down on private landlords, even though the problem does not seem to exist to the extent they believe—

Hi Jon

I was speaking to a letting /estate agent today. She said that 2bed and 3bed houses were renting in 24hrs. Limited stock to sell and she believes the reason is tighter mortgage lending stopping OO moving up the ladder and releasing FTB properties.

I said rents were set to be 30% higher in 4years and she agreed she was well aware of clause 24.

Yes, but even as it stands it's a good thing. I have a lot of sympathy for my tenants, who are all nice, conscientious people and at least one of them will be affected by this if not more. I wish them well.

It always happens after a recession because the building trades have to find employment elsewhere due to the construction sites either drying up or offering poor wages.

Then when it takes off again they dont come back

“As time goes on, more of Osborne’s backbenchers are now understanding that far from protecting strivers as the Chancellor promised, he is aiming the biggest cut ever in welfare on this group, who he courted during the election.

I really hope they stop it being passed GO as done nothing but rob the lower classes but wraps it up in shiny paper so its not at first obvious.

He as now moving up to the middle band and if allowed will rob them blind too.

Down with the government!

It will enable tenants to bring civil proceedings in the county court when the property is in such a poor condition that it contains a housing health and safety rating system category 1 hazard under the Housing Act 2004 or is otherwise unfit for habitation. The tenant could enforce improvements to the property to make it fit for habitation and seek compensation for the period
for which the property was unfit.

It refers to damp mould and infestation in parts

I have had more condensation problems since I insulated my properties. The tenants cant afford to heat the houses properly and but wet washing on rads , bathroom dr open with hot tap running etc..
Most tenants will not bel that its their lifestyle contributing to this and insist that its the building . I normally send a surveyor around and explain the reasons for it. In two house I now have PHV systems in.
