Hi Kathy
I worked for the Council Housing dept. for 7 years in Major City in the NE
They are the worsted Housing Managers I have ever seen
The staff I general who work there so laid back I'm surprised they can stand up and walk
If they were a Business they would go to the wall
They are pound foolish and penny wise Staff have a better pension and conditions that most folk in the private sector would love to have
I know I got my final Salary at aged 40 and its indexed linked payable for the rest of my life
I can tell you in the north LL like myself do fill the gap of Social Housing it can be profitable and its not all LHA
Its not the easiest of BTL markets but I can make a good living
I work along side the Council and in general they are ok but I always get the feeing they don't really want us there in thee market of housing the truth is they need us and they are totally unaware of the new tax changes that come into force this year and that's a worry

We are not alone, the government is attacking anyone from whom they can extract money.

"The amount the government charges mobile operators to use airwaves space - known as spectrum - has risen from £64.4m to £199.6m per year.

Although less than originally suggested by regulator Ofcom, the price hike is likely to infuriate operators who have previously warned higher spectrum fees could put up consumer prices.

Ofcom said that operators had had plenty of time to prepare for the fee increases and should be prepared to keep consumer prices competitive.

But operators have not ruled out raising prices to absorb the cost of the new fees."

Hi

I emailed all the housing needs dept heads in my area within a week of it coming in. Some replied but as they work for the government were unable to speak out to much.
I have started serving section 21 notices. I put a letter in stating why I have to do it and all my tenants are taking the letter with the eviction notice to the council.

These tenants have been with me around 8 years . One said to me but you are so much more than a landlord, you are a home provider you let us treat it as our home , ie we can decorate alter the garden etc, it is our home.

That tenant is 100% correct I am a home provider and this government is a home recker with no care for all the tenants that have to be evicted . Are the social houses there for them! of course not so massive homelessness increased BB bills.

I am sure the government will hide these figures , give them another name and put them in a different pot .

Are you evicting in order to sell with vacant possession Kathy?

Have you considered the possibility of selling with tenants in situ?

Have you considered upping the rent?

Given that the changes will only come in fully by 2020, what caused you to act so quickly wrt the section 21s?

I did mention to some of the tenants that I could sell with them situ but they want to try for a social house.

Many reasons
It can take up to 6 months to evict the council will wait until baliffs in most cases.
Very limit housing you need a section 21 to get on the register, and I wish to give them the best possible chance to be rehoused.
They are more than tenants to me, I have watched their children grow , been with them throu ups and downs and it was upsetting to serve the section 21s.

I need to restructure , sell some, change mortgages etc, I have been in talks with my accountants since the news broke.

It is not a panic decision, but 4 years is not long to achieve what I have to do to survive.

And unfortunately I have many more to serve from now until 2020.

Having received the letter from the treasury, I asked my MP Mike Freer ' Would you be so good as to tell me if you personally support taxing businesses (landlord or other) on turnover rather than profit?'

He refreshingly replied 'I do not support businesses being taxed on turnover'

I was thinking to ask him if he would therefore make his views known to the chancellor but was wondering if anyone had any more useful things to ask him to do given his apparent opposition to the new tax?

I'm on my way out, but I can get back to you later with ideas. Could you email Mark A with you email address and ask him to pass it on to me as I don't necessarily want everyone to see my ideas (we have enemies on this site, who would like to undermine us where possible). Obviously, if others come up with ideas in the meantime, that's great. There are so many things to say and sources to refer them to, that we have to try and be a bit picky, to ensure they actually read what we send them and fully 'get it.'
Like you, I also have a supportive MP and we have to make the most of them.
