Table 21 in this Budget document is interesting:

The tables compare the 'Static Exchequer Impact (£) with the Post-behavioural Exchequer Impact (£).

The amount of tax raised in the Post- behavioural Exchequer Impact for 18/19, 19/20 and 20/21 is less than is shown in the static position table.

This suggests to me that the Government is acknowledging that the impact of the budget change will result in landlords selling properties (and lots of them).

I get it now, landlords will be selling to those who rent because they are not in a position to buy. Why was I so stupid as to not realise this?

steve - this sounds like a good plan to manage the cashflow problem from the turnover tax

did you need to clear the change of use from an AST to a household to an HMO with your lender? did they raise any issues? or did you re-mortgage to a new lender with the property valued as an HMO?

Hello Steve,
Be careful that you do not fall foul of planning regulations that would not allow you to rent your properties as HMO's switching from none HMO to HMO usually requires permission which is usually refused.
