I had to go round to my oldest tenants on Friday and I am very worried about what I am to do, if and when this change comes in. They pay well below market rent on the SARB house. I have owned if for about 8 years I guess but they've lived there for 30+. I never intended to move them on and would do all I could to let them stay whilst they're capable of living there on their own.

This tax change is a game changer and they have wind of it and realise that. The old boy told me that if it comes in he wants me to let him know and he'll see what he can do about paying more. Well, they've actually just been awarded a couple of extra benefits so they probably could pay a little more, but I don't want to take it. They really are getting on a bit and that extra money could give them just a few little luxuries they don't currently enjoy. But what does GO care?

Hi Connie. Yes, it would be helpful if someone else can look at this and let us know as I want to put it in one of the submissions and I haven't had time to read up on it. So, someone with a little chunk of time: can you find out if Finland is the exception or not? As I have to either say we will be the only country in Europe to introduce it OR we will be following the Finnish model.
Hi Kathy. I think a submission from tenants would be really excellent and is a brilliant idea. I can do it and/or you can draft something and I can add to it. I don't mind. I could cover more general issues, for example and you could get some quotes from the tenants. That would be perfectly legitimate. For example: 'I have heard about this policy which could make my landlord increase my rent and even go out of business. I have lived in this house for x years and my children to go to school here... the rent is reasonable, my landlord is good, for example she has...... '
What do you think?
[I've been drawing up contingency plans today for if this thing goes ahead and it includes giving 3 households their notice during this financial year, as a first step. The tenants are not going to like it one bit.]
And John: excellent news that the estate agency website has quoted your site in such detail. Did you send me something to look over as I haven't received anything?
There's some exciting stuff going on!

I don’t go near their sites but I have twice seen comments by the anti-landlord brigade about an alleged contradiction in the SNTG site. For example on the site that Mark B has just linked to : https://www.estateagenttoday.co.uk/breaking-news/2015/8/estate-agents-urged-to-saynotogeorge someone has written:

“The site is a joke and completely contradicts itself, for example:
"If you’re a First Time Buyer …
“You may see the proposed change as an opportunity, because you think it will cause house prices to drop. That may happen, but most likely not.

However as the full impact of the change hits home it could lead to Landlords selling lots of properties and therefore having a negative impact on house prices.

So it will cause house prices to fall if you are a owner or not fall if you are a first time buyer. “

Obviously, if you read the FTB section, it is clear that the “That may happen, but most likely not” refers to whether this would present an opportunity to FTB’s, not to whether property values would fall.

Can you edit your text so that even the simplest person cannot misunderstand?

I would suggest something like: “A fall in prices may present you with the opportunity to buy, but most likely it will not, for the reasons listed below.

Yes I will speak with a couple of tenants and get their input, I very rarely use letting agents if I sell they know that the cost will be 2000 if they get accepted by the agents , money they dont have . . They like to remain with me and many have just moved around my houses ie when they require a bigger or smaller house or want to live elsewhere.

Small victory. After a few of us (Connie definitely) wrote to Martin and Co they have actually started to take it on board:

Which makes me think, wouldn't it be good if there were submissions from estate agents, letting agents etc. for the Public Committee on the Finance Bill. Kathy's brilliant idea to get tenants to do submissions (anyone else have a tenant or two who would be willing? It doesn't have to be long), has led on this thought that if other interest groups allied with us, did submissions, that would have a powerful effect.

This Budget is giving with one hand and snatching back with both. My lodger is on minimum wage - if I get desperate, I could raise his rent.

At least an agent from Martin and co actually called me - admittedly thinking my email was a property enquiry - and he listened to my rabid rant and said he would pass it onto Head office (that I had also emailed earlier).

At times, this is like Terminator II, all you film buffs, when Sarah Conor tries to warn everyone of the rise of the machines and they're like, yeah, whatever, and stick her into an asylum.
