If a non-resident only pays tax at 20% he will be unaffected by the proposed change because it will not push him into a higher rate.

Suppose he receives rent of £150k, pays £100k in finance costs and £20k in other costs. Today he is taxed at 20% on a profit of £30k, making £6k in tax.

In 2020/21 he would be taxed at 20% on a deemed profit of £130k, making £26k, but would get relief of 20% on £100k finance costs, or £20k, leaving him with £6k to pay, still.

So he will be laughing all the way to the banco – at us.

I think we need to get another campaign started.

Which idiot introduced a 20% limit?

Which idiot exempted people from CGT for moving abroad?

Just rec email from Northwood letting agent asking me to sign petition, first letting agent I know thats doing something. Only prob is that the M.D does not think it will effect many landlords!!!!

He's possibly right but totally missing the point that it is the number of properties affected. Which given that is the business he's in, he should have realised.

Received an email from Belvoire yesterday with petition link which was good to see after emailing my local agent and their head office about a week ago as I'm sure many others did also. Power in numbers!

I still think we (private landlord businesses) should consider helping by proposing alternatives for the treasury to consider implementing. Short of a legal battle & high court judgement, not sure they will ever want to do a U turn. Fighting fire with fire often works, but not sure it will with Westminster & media in this case.

Non residents were exempt from capital gain tax. The changes are that all non resident will now pay capital tax on the increase in value of the property from the 6th of April 15.

This means they have been given a new base price value as at 5th April15.

e.g cost price in 2001 £ 150,000 Value on 5th April £210,000. Property sold in 2017 for say £240,000. In this instance the gain will be £30,000 CGT will be charged on the £ 30,000.

This base price adjustment was not given to the residents. Another property related tax.

Response from Aberdeen City Council in response to template letter to Chief Executive of local council (with minor alterations).

Thank you for your recent e-mail to The Chief Executive Aberdeen City Council, regarding the Aberdeen Housing Market. She has requested that I respond on her behalf. The operation of the Aberdeen Housing market is an issue which is closely monitored by the City Council.

We are aware of a number of changes were introduced during the recent UK budget. The changes to taxation to which you refer is only one which may potentially impact on the City and its housing market. Taxation is of course a reserved matter for the UK Government.

The City Council will continue to monitor the impact of any changes which may impact either positively or negatively on our local market. In the event that we then feel it appropriate to do so we may then make appropriate representations to either or both the Scottish and UK governments.

Thank you for taking time to write to us regarding this matter.
