With all the political turmoil happening and talk of a possible early general election – I took a look at the latest ‘labour’ manifesto proposals for the ‘private rental sector’:

1. Open-ended rental contracts.
2. Landlord Register
3. Yearly property M.O.T
4. £100,000 fines
5. Possibility of compulsory purchase.
6. Rent increases limited to the rate of inflation.

All this is on top of all the recent regulations! They blame the P.R.S. for the increase in homelessness but fail to see why!

Simple answer – Landlords are selling up due to being treated like criminals!

Isn't that basically what the Tory white paper is. So both parties see landlords as the enemy

"Northern Irish Justice Minister Naomi Long, who strengthened the law in this area in Northern Ireland, told the BBC: "New offences have been created for upskirting, downblousing and cyber-flashing where those convicted will be liable to a maximum of two years' imprisonment"

A landlord getting the "right to rent" checks wrong can be sentenced to five years imprisonment.

Does government consider landlords making admistrative errors to be the greater evil?

Reply to the comment left by David Price at 11/07/2022 - 08:35Not just any administrative error but an administrative error when performing on behalf of the government a task for which there is a specialist government Immigration Control Department and for which landlords are completely unqualified. This is not a burden which should ever have been placed on landlords' shoulders but one which should be left to the qualified professionals with specialist knowledge and training. I imagine if they make a mistake their line manager gives them a bit of a dressing down, certainly not five years in prison.

While previously "Baroness Scotland has sparked new controversy by dismissing her illegal employment of an immigrant - for which she was fined £5,000 - as no more than an 'administrative error'.

The Attorney General - responsible for advising the Government on the law - says on today's Desert Island Discs that her punishment proved 'no one is above the law'.

But she claims: 'I learnt that I need to be an awful lot better at managing my administration.'"

"Not above the law", perhaps not entirely but clearly still a case of a them and us.

As far as immigration papers are concerned- I wouldn’t even know what they’re supposed to look like and doubt if I would be able to spot a fake!

Enough is enough! I Complete on one sale today, and will sell my remaining BTL later this year. Then I'm out of the PRS! Unless you are running a large property business, why would any sane person want the stress?

Politically it feels like we have really lost our way. We seem very distracted as a country and unable to execute some really great, meaningful, long term focused strategies.

Good quality rental accommodation is an essential service and will be for many moons to come considering our forever growing population and lack of homes; scaring property owners out of the PRS is really short sighted however markets are forever evolving and absolutely need steering in the right direction.

Well informed regulation changes and introductions can be brilliant at helping industries and markets evolve (requiring all properties to be more environmentally friendly, fire safety standards etc. as examples are fantastic) however it would be great if this could all be achieved without landlords feeling bullied out of the sector and demonised in the media. More positive press exposing some of the good things that take place is long over due. When there is change, there is opportunity!
