BBC – Is the private rented sector under attack? Help us defend it

The BBC has asked propertymark to collate data for them so the BBC can use the survey to “draw the country’s attention to the issue of landlords deciding to sell or jump to short term lets.”

The BBC say they want new incentives to bring in new landlords to the PRS whilst keeping the old ones. They need the data and evidence to show what’s not working and the impact of recent changes.

(Propertymark CEO, Nathan Emerson, said “Through our contacts we have been offered the opportunity to put this issue onto a national platform and present our side of the story.

“The housing system needs a balance of tenures, and the value the private rented sector brings must not be underestimated. Landlords provide much-needed homes and the country cannot afford to lose them.

“We have an immense opportunity to get some solid evidence in front of decision-makers and huge media outlets.”

I recently evaluated the purchase of two apartments for rental and purchase into my limited company. 2.3 years to break even (primarily due to the stamp duty including the 3% uplift) and thereafter a 5% net return on equity. Other investments such as in-bond whisky barrels and crowd property development are in the range of 10% - 15%. No point buying new properties and a compelling case for selling existing properties and re-investing the capital elsewhere. Government taxation policy is killing the residential rental market and they have a housing issue heading their direction particularly in the lower income sector who cannot get mortgages and cannot afford market rate rentals.

Did you include capital gains in your calculation of the return on equity for the property investment? If not, you are not comparing like with like.

Yes, I include capital gains. I use pre and post tax positions in my financial modelling. In bond whisky casks are attractive as they are capital gains tax free.

I didn't go beyond the first page, as the survey is so obviously geared towards agencies.

PropertyMark: If you are reading this, if you want Landlords' views, ASK THE LANDLORDS. No disrespect to agents, but they are the middlemen who are not at the coalface making the decisions whether to keep or sell.

For the record, after over 25 years as a Landlord I am one of those who is selling, as I am completely fed up with the constant media/ Shelter et al vilification of landlords plus the ill-conceived tax, legislation etc nonsense coming from the government.

I provide excellent accommodation to tenants for ever diminishing returns. I can invest elsewhere for better returns and not being answerable to tenants during the day, evenings, weekends and holidays. A quieter life beckons.

I am a new LL six months into my first ever tenantancy of 12 months.

Aggressive tenant refuses discussion so I intend to evict him on last day of AST.

I have in these past 6 months been appalled at the governmental interventions in the PRS and also at the media's general biased reporting against landlord and allways referring to the rented property a tenant occupies as being that person's HOME neglecting the basic fact that they are resident only under agreement which undoubtedly comes with set terms and conditions.

Can the government RETROSPECTIVELY remove the terms of tenancy contracts that already exist?

Mine states S21 applies if correctly processed.

I meant to conclude that I shall NEVER return again to this horrendously misreprorted rental system.

I now prefer to leave the property empty rather than face the aggravation renting entails.

It is true that the media have a habit of focussing on those landlords who fail to meet the required standards and the frequent misrepresentations peddled by various tenant groups, but we all know bad news sells.
