It's still bizarre now 7 years after Licensing started, how the Councillor above them & the homeless section does not listen to the homeless section when they tell em biggest reason Landlords don't give their tenants houses is cause of Selective Licensing.
Same with UC, come ask us why we not taking UC. So so simple to solve.... Read More

That is shocking.
Do not a lot of tenants undermine the tenancy? That's why we want these things.
I'm selling most of mine next 2 years & I'll keep repeating it till enough people know it as I never thought I'd sell on some tenants, although I'm gonna' try my hardest to get new Landlord to buy to keep 'em in.
13 weeks rent arrears? Wow, Shelter & Generation Rent have really shot theirselves in the foot, protecting one tenant, making it nigh on impossible for the next million vulnerable low earning UC & Benefit tenants to get anywhere again.

Governments of both colours have turned thousands of caring, considerate, generous landlords into hard-nosed business owners.
It used to be
Service your boiler once a year
Tell me when something wrong.
And it worked. Result cheaper rents happier tenant.
Landlords Landladies do more now for the Govt Council Tax people Letting Agents Legionella's etc. in fact 20 times more than the tenant asks for. And it's costing tenants in higher rents & our Mental Health, so much so we packing up.

Isn't every sole trader business allowed to deduct theor loan costs?
It only affects 2 million landlords or about 4 million tenants -Isn't that bad?
It's easier said than done incorporating when you've already owned the houses years.
There are MANY with dozens of properties in personal names.

I say Yes with a mortgage the numbers add up.

Don't get me started on Licensing, here's my reply to Nottingham Council Imbecile Selective Licensing scheme this morning & yesterdays email:

I haven't provided them addresses, that's what I'm trying to tell you. Your pre-populated cr#p Nottingham Council website has done it. It does it on the payment page too. Told u this, Licensing doesn't listen. My mate used to design the website & said the Council never listened to feedback & the changes were easy to make.

I have NEVER stated High Street address Hucknall. On my 15 houses with the Letting Agent, the Letting Agent is IN ARNOLD. Your field has done this. Granted, I may not have seen it put it in & not deleted it, but sort out this cr#p website please. I told Licensing in 2018 it was cr#p. Licensing said not. Linda Woodings stood up in Dec 2019 & said Yes we admit there were some flaws with website. It's better, but still cr#p.
Why would I put TWO addresses in?
I don't want em processed this month. Nor do the tenants. Take 5 years if you like, we do not care. I'm making the point Licensing give us deadlines, but take 4 years to reply to a query to tenants.
I've got some category one hazards at my houses right now that's been reported to u where Nottingham Council in charge of tenant & Licensing done bob all about it.

And they wonder why Nottingham homeless bill is £8 million a year. I know Team leaders who have been in homeless 18 months. You a disgrace Nottingham Council.
I filled these License forms in a year ago. And you give me 21 days? For something that has no bearing on the tenants lives whatsoever but wastes their rent money on your imbecile admin.

It's what we did with Selective Licensing. We thought Screw this, got to charge top whack cause who could have foreseen that coming, we give em new boiler & kitchen & then Council say Ooh u got £890 Selective Licensing charge cause that Landlady/Landlord down the road han't got a new boiler kitchen.
And when we charged this top whack, we found people had to pay it.... Read More

It's just another annoying extra thing we didn't have to do a few years ago.
All adds up the cost & time.
Tenant breaks smoke alarm every month £12.
Licensing £890.
EICR £300.
Inspections every 4 months.
Section 13 £50 by Letting agent when letter previously worked.
There is loads more.
ICO £35 so I can give the plumber tenants phone number for urgent ceiling leak. We've gone nuts.... Read More
