BACKGROUND:
During a redevelopment about 20 years ago these terraced properties had an ‘outrigger’ extension added to the rear.
Ownership of the outrigger itself is divided; the upper floor forms...
A large neglected tree in a neighbour’s garden fell during high winds in February, damaging my garden. My fence was uprooted, along with a section of paving. This was due to the tree roots extending...
Remember when the West Brom Mortgage Company illegally upped their rates and Mark thankfully beat them in the High Court, costing them £27 million?
Well, it became very useful at that time to have retained old paperwork from years previously. We shouldn't have needed to do that. But none of us expected the West Brom thieves to do what they did. I'm sure the old paperwork helped to prove that they were liars.
Hence I NEVER dispose of old previously important paperwork. You can never be sure when it might become useful again.

It's all a very sad reflection on the British justice system.
Well done both Marks, and all involved.
West Brom think they've killed the Tracker Mortgage with their obscene behaviour.
I'll gladly help to fund an appeal.

If you have a Tracker Mortgage, take a keen interest in this.
If West Bromwich Mortgage Company get away with it, you too will probably pay more for your mortgage in the future.
I hope you can afford it.
Tracker Mortgages are destined to become the next Mis-Selling scandal, thanks to unscrupulous lenders.

West Bromwich Mortgage Company charlatans are creating the next 'banking scandal'.
I wonder if they stuff their pillows with their bonus cash in order to sleep at night.

"The FCA stated: “Lenders can change their regulated mortgage contracts after the point of sale without treating their customers unfairly."
Surely then, the borrower too can "change their regulated mortgage contracts after the point of sale without treating their lender unfairly".
I'm delighted to change our mortgage contract, and write the debt off, and with the apparent SUPPORT of the FCA. Marvellous!
Since we can change any old contracts we like, I'll take a look at my mobile phone contract next.
I used to work in an Intensive Care Unit: if the FCA had been running it, it would have been strewn with dead bodies on a daily basis.

I solve this problem by getting my 'spark' to replace the inadequate extractor fan with a Nuaire Genie-dc-xh
Set at: trickle B, Boost Max.
http://www.nuaire.co.uk/products/catalogue/residential/extract-fans/genie-dc/
They can be set up for kitchens too.
I expect similar products are also available...blar...blar.
The fan runs in background mode constantly (but still cheap to run), then boosts up to high speed for a pre-set time period. It's triggered by the inbuilt humidistat, or by the lighting circuit being switched on,
It solved a headache for me, worth every penny.... Read More
Thanks to everyone for such helpful comments.
I'm going to get quotes for repair work.
I'm now pretty sure that I'll just 'take it on the chin', and pay for the repair work myself.
I have enough hassle as it is.
Sometimes it's better to throw some cash at it, and get it resolved.
I have spoken with the neighbouring tenant, and the owner too.
I remain on good terms with both.
I agree Neil that this is essential, maintaining good relationships can only benefit all involved.
This is the first time I've asked for help & and advice, I don't feel so alone now.
There are so many 'landlord bashers' out there, I find it quite demoralising at times. So, how uplifting to have such helpful kindred spirits, thanks again.

On the rare occasion that I have a tenant who wants to leave early, I smile sweetly, shake their hand and let them go with no penalty.
Then I find a tenant who does want to be there.
Why on earth would I want someone living in my property who doesn't want to be there and is resentful? Is the extra rent really worth the potential trouble?
Repeatedly, I have had ex-tenants, returning to the area, call me asking if I have any accommodation available. They also tell all their friends that I'm a top Landlord, and they contact me too. It pays dividends.
Perhaps I'm a bit soft and not very business like in this respect, but I've always believed that 'Happy Tennant = Happy Landlord'. I look after them, and I'm prepared to 'go the extra mile' to keep them happy and safe. In return, they pay into my business, and usually behave.
It's worked for ten years, with only a couple of poor tenants during that time.

If I'm not mistaken, 'Brands' can be deemed to have a financial value.

I hope that those within West Brom are fully aware of the financial damage which they are causing to their own business.
