ANOTHER council seeks landlords to help house families

Epsom and Ewell Borough Council is calling on landlords to join its Private Sector Leasing Scheme, offering a secure and hassle-free way to rent properties while assisting local families in need.

The council’s scheme allows them to directly lease and manage properties for three to five years, guaranteeing rent payments to landlords with six months paid upfront.

It adds that landlords benefit from eliminated costs like inventories, inspections, letting agent fees and tenancy deposit registrations.

The council also promises a single point of contact for landlords, and it will also handle the Right to Rent checks and is offering to carry out repairs worth up to £500 every year.

It wants landlords with three-, four- and five-bedroom houses to get in touch.

There’s also a promise that the council will ‘ensure the property is returned to landlords in the same condition as when the agreement started’.

Housing crisis that is affecting cities and towns

The council’s chair of the community and wellbeing committee, Councillor Clive Woodbridge, said: “We are all aware of the housing crisis that is affecting cities and towns across the country, and Epsom and Ewell is no different.

“It is a priority for the council that we can provide good quality temporary housing for families in the local area.”

He added: “If landlords sign up to our Private Sector Leasing Scheme, it enables us to house local families within the community and minimises the disruption to their home life, work and school at what can be an already stressful time.

“The scheme is also good value for landlords and is relatively low risk when compared with letting the property on the open market.”

The council also quotes local landlord Lee Wiffen who said: “I cannot praise the Epsom and Ewell Private Sector Leasing Scheme enough.

“In my six years letting my property through the scheme, the professionalism of the team in the housing department is first class.”

He adds: “The security of having great tenants and regular on-time rent payments, means I would not look any further, as a landlord, when looking to rent a property than the Epsom and Ewell Private Sector Leasing Scheme.”

Thanks for the clarification. I did ask precisely that question to Southwark Council in a landlord meeting last year and they said we would still be liable for the licensing fee. Still it's not the first time we've had duff information from them!

If I ever considered this, it would be under my contract not theirs. The £500 for repairs I would insist would be for minor repairs and any major destruction damage severe blockage of drains due to incorrect use would be down to them. I would also specify the kitchen, quality and type to be replaced, ditto for the bath, carpets wINDOWS and the rest of the property detail.
Furthermore at the end of the lease if the property was not handed back in good order the Council would pay a penalty of £10,000 in addition to putting the property back together. If they are confident in the leasing scheme they would have no problem with this, but I doubt they would sign it and hence I would never lease to them

Dont trust councils, they are top class liars and paid to lie! Absolutely will shaft you, whilst your still cleaning and clearing your property. 77 year old lady asked me to visit a property the council had found her which was "a most suitable private rent, and somewhere she could take her little cat" ...OH NO councils dont want stinky flea ridden pets in there own premises, this was made absolutely clear to the old lady on every call when she had begged them to let her keep her animal. NO, these have to be housed in a private rented property, and we as landlords have to have a bloody good reason now, to say no to pets". But this place was a grotty studio apartment, I wouldnt have let my animal live in, let alone a 77 year old lady. It was I would describe as a squat, it had a bath, a cooker/sink in terrible condition, and laughably a bunk bed which was only accessible up a ladder!! I could have touched all walls without much strain on the ole ticker..but what an absolute disgrace. Be cautious they will tell you want they want to tell you, not what you need to know!

The government sold all the old council houses pocketed the cash to pay debts, didn't for one minute think, we might need them in the future, and they are now in the poop! Dangling a carrot in sheer desperation to try to stem the homelessness the UK has.

Look at the detail.

"Some items, including appliance, floor coverings, net curtains, blinds, shower
curtains, lamp-shades and bath panels are taken in to account in the agreed rental
payment and are therefore written-off over the lease term. These will be specified in
the lease and we will not be responsible for the replacement or repair of these items."

That will be a lot more than £500.
