Allow Landlords to evict tenants where there are 14 days rent arrears

You can’t go into a supermarket and steal your weeks’ groceries. There are laws in place to protect shopkeepers large and small. Not paying rent is also theft with the Landlord being the victim. In Australia, tenants can be evicted for being 14 days in arrears with the rent. Let’s have that system here.

The current system is unfair to Landlords. If a Tenant doesn’t pay rent then it can take a year for a Landlord to regain procession. In that time the Landlord still has to pay the mortgage and other costs. This can ruin many small scale Landlords. Furthermore, it incentivises Landlords to only rent their properties to tenants with higher than average income who are likely to care about getting a bad credit rating.

Let’s have an Australian style system which aims to be neutral between Landlord and Tenant.

I had written my earlier comment without reading all the other comments but only browsed through that of Whiteskifreak Surrey. Having given more thought, I think it would be best to cancel the petition altogether and start a totally different more sensible one.

If these are the views of landlords surely when other bodies see the petition, we will be battered.

I am not going to sign this petition. 14 days doesn't even allow time to serve a notice!

I have tenant who is currently £3000 in arrears, and refusing to engage. Nothing to do with covid or employment; he's just being an ignorant moron who believes he can legally avoid paying rent. And he's right! So, of course I support delinquent tenants being evicted as quickly as possible.

But demanding 14 days is designed to ignite the righteous indignation of the likes of Ms Neate and GR, who have the political power [we don't!]. It will be widely published in the media, casting landlords in the worst possible light, when so many are actually trying their best for their tenants in the most difficult of circumstances.

Please don't proceed with this petition. It will only make a disastrous situation worse for landlords! Instead, while we need to make our plight known, let's try to get more positive stories into the media of landlords going the extra mile for their tenants.

The petition was created by Ranjan Bhattacharya, someone who has posted on this very website.

He has also mentioned the Australian system on the past so looks like he is all for it.

There are some certainly interesting factors about the Australian system, particularly with regards to pets. It would seem that the authority to have a pet is decided by an independent adjudicator and there's few reasons a landlord can stop you having one.

As for the 14 day notice, I've not actually got any issue with that. It's not like you will actually be turfed out on day 14. There's still the legal process to go through. I think tenants should be notified about their arrears officially as soon as possible.

Quite right. The main problem is the protracted eviction process, which is what the petition should be seeking to address. Surely you can see that the fact a tenant will not be "turfed out" on day 14 is not going to stop a deluge of negative publicity from the anti-landlord brigade?

REMOVE THE CURRENT PETITION.

I am very surprised that the petition was started by Ranjan Bhattacharya as he knows a lot about all aspects of property and I believe he is the same person that runs the "Baker Street Property Meet".
I would suggest that since so many landlords are against this petition,
"PLEASE REMOVE THIS PETITION"

You miss the point about the '14 days'. Yes, we want lawful and deserved evictions to happen as quickly as possible, but by being so aggressive with the timeframe, landlords become a target for yet more [undeserved] criticism. It's what's known as putting the ball in your own net!
