New platform helps landlords navigate the Renters’ Rights Bill

Letting technology platform Goodlord is helping letting agents and landlords prepare for the upcoming Renters’ Rights Bill with a series of new product offerings and partnerships.

This move comes amid concerns from landlords, with nearly half (47%) having sold properties in the past year or planning to do so due to incoming legislation.

Goodlord’s Aspen Edition platform upgrade aims to address these concerns and streamline the letting process for all parties.

Services for landlords

The firm’s chief executive, William Reeve, said: “In a market that’s constantly moving, against a backdrop of regulations that are forever changing, services for landlords and agents can’t rest on their laurels.

“That’s why we’re investing in and releasing such a wide range of updates, brokering new partnerships, and bolstering our team ahead of the Renters’ Rights Bill passing into law.”

He added: “We want to ensure agents and their landlords are prepared in advance, remain compliant throughout, and aren’t burdened with extra admin either now or in the long-term.

“At Goodlord, our role is to guide the industry through this intense period of change and ensure it comes out the other side unscathed.”

Aspen Edition for landlords

The Aspen Edition offering for landlords and agents includes:

  • Integration with Street.co.uk: This partnership allows seamless data transfer, eliminating duplicate data entry
  • Rent review tools: The platform guides agents and landlords through the Section 13 process, the new way to amend rents after the abolition of fixed-term tenancies and Section 21 evictions
  • Enhanced rent protection insurance: A new claims dashboard provides greater transparency and helps manage potential complications arising from longer eviction processes
  • ID verification upgrade: Agents can perform secure, remote Right to Rent checks
  • Inventory management: Goodlord now offers a centralized hub for managing tenant communication regarding inventories.

According to the Goodlord and Vouch State of the Lettings Industry report, just under a third (29%) of landlords cited compliance as the main advantage of using a letting agent, up from 17% in 2023.
