Unlocking Disabled Facilities Grants: A Win-Win for Landlords and Contractors

Leveraging available grants can be a game-changer for landlords. Recently, I had the pleasure of experiencing firsthand how a Disabled Facilities Grant (DFG) can benefit both tenants and rental property owners, all without incurring any personal costs. Here’s how this process not only improved my property and tenant satisfaction but also presented an exciting opportunity for contractors and service providers.

The Grant Experience

One of my long-term tenants, who has been in the property for over 15 years, qualified for a Disabled Facilities Grant to upgrade her bathroom to better meet her needs. The grant covered the entire cost of the renovation, allowing me to approve the work without spending a penny. This was particularly attractive as the existing bathroom was ageing, and I would have needed to replace it eventually to maintain the property’s appeal to future tenants or buyers.

I confirmed that I wouldn’t be responsible for repaying the grant, even if my tenant moved out or passed away soon after the renovation. This assurance made the decision even easier. Additionally, a bathroom designed for accessibility could attract a niche market, potentially increasing the property’s value in the future.

The Benefits for Landlords

  1. Enhanced Tenant Satisfaction: The renovation significantly improved my tenant’s quality of life, making her view the property as her “forever home.” This increased her satisfaction and likely her longevity in the property.
  2. Increased Property Value: Accessible features can make a property more appealing to a broader range of potential tenants or buyers, potentially enhancing its market value.
  3. No Out-of-Pocket Costs: Utilising the grant allowed me to make necessary improvements without affecting my finances, a strategic move that can lead to cost savings and property enhancement.

The Opportunity for Contractors

This positive experience highlights a growing need for contractors and service providers who can assist landlords in navigating and obtaining grant funding. The Disabled Facilities Grant is just one example of how financial support can be leveraged to make meaningful property improvements. For contractors, this represents a significant opportunity to reach out to landlords who may not be aware of or have the means to manage these grants on their own.

By partnering with Property118, contractors can bridge the gap between their services and landlords seeking to make improvements. Property118 acts as a middleman, connecting landlords with the right contractors who can help facilitate grant applications and carry out the necessary work.

And another few months after I'd just spent £1500 on new bathroom AAAhhhh.
But yes take these grants when u can. Keeps tenant there longer if that's what u want.
