My landlord has just increased my rent by £700 per month

“My landlord has just increased my rent by £700 per month.”

That’s what my tenant client said to me last week in panic mode.

They’re a family of 4 consisting of a couple and 2 small children. They live in a 2-bedroom flat in Hammersmith and Fulham Council.

You might be thinking… “How on earth can a landlord do that to a small family? Rent increases like this should be against the law.”

Well…After speaking with the landlord he shows me his mortgage statement… His bills have almost doubled!

He tells me he’s had sleepless nights drowned with anxiety on how he’s going to keep up with mortgage-payments.

In this way, the tenant and landlord are joined with their shared anxiety for the future.

But! – We showed them there are options available to them:

✅1. First we assessed the families benefits and realised they were eligible for an additional £300 per month uplift from Universal Credit.

✅2. Second, we negotiated with their local council who contributed a further £200 per month towards their monthly rent.

✅3. Finally, we made an application for a Discretionary Housing Payment to make up the balance.

Results? The tenants were able to renew their contract for a further 24 months and homelessness was prevented! 😁

I don't doubt the landlords stress over his costs, but I would have thought a £700pm increase would be considered unacceptable if challenged, unless he has allowed his rent to fall so far behind the local market rate.

In this circumstance the landlord wanted another 24 month contract - so we were able to achieve that for him. However you can also get a 12 or 24 month contract.

Increases have not been driven by what landlords want but moreso the mortgage rate crisis... Most landlords want their properties to remain affordable for their tenants... But due to the challenging climate are left with no choice but to increase the rent.

If the PRS loses landlords who are willing to rent to families on Universal Credit.... This means more more homeless families... If more families are made homeless you are looking at a bill of at-least £20K per year per family.

Denzel's organisation isn't constrained to operating in London. I know this because I am aware of a landlord and a tenant in Norwich who they are assisting based on very similar circumstances.

Have a read of the temporary accommodation crisis in England which is costing councils £2bn per year.
Many councils are either going insolvent or about to because of this. Our solution saves the council and you (the tax payer) money.

You mean we are running to the arms of Nanny State because of the conditions they set up to make us do so?

This is just one step closer to the USSK.

Seriously people, wake up and stop sucking ever-further on the teat of government less we find ourselves helpless and hopeless and all of us living on UC so long as our social credit scores are "appropriate".

P118 should be ashamed of promoting such a .gov soft-trap.
