PRS needs stable leadership, says NRLA chief

The private rented sector (PRS) deserves more consistent and effective leadership from the government, rather than being a political pawn, says the chief executive of the National Residential Landlords Association (NRLA), Ben Beadle.

He made the claim during an interview for the latest episode of The Home Stretch podcast, hosted by Iain McKenzie, the chief executive of The Guild of Property Professionals.

Mr Beadle said: “I attended both party conferences and there is no question in my mind that housing is going to be one of the key battlegrounds for the election.

“The Conservatives said very little about housing at their conference, other than planning references.

“We had a fringe event that Rachel Maclean (the former Housing Minister) attended, and it was the only fringe event that was focused on the private rental sector.”

‘More discussion around rented housing’

He added: “With Labour there was far more discussion around rented housing, which they see as a vote winner.

“However, if Labour comes to power, Section 21 is likely to be one of the first things they would abolish, whereas the Conservatives acknowledge that there is a balance to be struck with court reform and enhanced possession grounds for landlords before this can happen.

“There seems to be an interesting power play happening in front of us with who can do the most draconian things.”

He added that Labour had a clear plan for the first 100 days, which included growing the social housing sector.

‘Significant more investment in new homes’

Mr Beadle said: “They would also want significant more investment in new homes, with a figure of around 1.5 million homes quoted.

“Of course, this comes with a lead time but in the meantime with the lack of housing supply, Rome is burning.

“These same challenges await Labour should they come to power, and what isn’t clear is precisely how they would address them.”

He added: “In fact, it is possible that there could be even more challenges ahead if Mr Gove does not deliver on his Renters (Reform) Bill,”

Would like to see more support for landlords

Mr Beadle also said he would like to see more support for landlords, such as tax incentives for energy efficiency improvements and longer tenancies.

Mr McKenzie said: “With the recent reshuffle and upcoming elections next year, there is an enormous amount of change on the horizon for this sector.

“Ben’s insight into the challenges facing the sector, and on policies that will have an impact on the private rental market in 2024, should be essential listening for property professionals within the lettings segment of the market.”

If Labour scraped the S24 tax, they would get my vote. But not going to happen.

Giving tax incentives for EPC improvements does not really help landlords who are struggling to make their BTL's pay.

Any attack on landlords is an attack on tenants.

Customers pay. If the cost of supplying a product increases, the product price increases.

Maybe we need a landlords’ charity. We could call WeProvideShelter or GenerationHomeProvider. The charity could provide legal advice to landlords.

The NRLA are too weak they need to spell it out to intellectually challenged MP’s and keep banging away at it in newspaper radio interviews etc the NRLA looks weak and just come across as woke & soft. You need someone like Alister Cambel or Claud from the apprentice not someone these idiots needs the issues spelling out again and again and again until it sinks in. I could never join NRLA Shelter Generation rent and all the other stupid socialist idiots representing and making life far worse for renters need someone that doesn’t suffer fools and won’t let it drop until they see sense.

I would imagine that paying for temporary accommodation for erstwhile tenants of all the landlords who have sold up because of licensing had a bit to do with it.

Beggars belief doesn't it. Nottingham City Council now have an £8 million and increasing homeless bill, all started spiralling cause of their 2018 Selective Licensing, which has contributed to their bankruptcy and then they bring ANOTHER Selective Licensing scheme which we EXPERIENCED KNOWLEDGEABLE people KNOW is gonna cause more homeless and ever increasing rents. All to find a few bad houses while the good houses get worse cause the good Landlords funds which are by far the 80% majority are now being spent on Licensing. Utter bonkers.
I'm Nottinghams biggest private provider to Benefit tenants over 26 years and STILL they haven't spoke to me to see if they doing ote wrong.
