Oh, dear, oh, dear, I can’t believe that the intellectual colossus known as Angela Rayner has declared that section 21 ‘no-fault’ evictions will be made illegal on day one of a Labour government.

Leaving aside my prediction that Labour won’t win the next General Election, or they’ll be stymied by a hung Parliament, someone needs to explain to Ms Rayner where she is going wrong.

This situation isn’t really that difficult and while I know that she doesn’t have many (any?) qualifications, I’ll try to spell this out in a simple way.

Ms Rayner lambasts the Tories at every opportunity and says she was helped hugely when she got a council house as a young mum.

But who gave her the house? Hint: it wasn’t a Labour council.

She says having a (free) home meant she could focus on being a mum and then getting on with a career as a carer.

That’s great, that’s what social housing is for.

The housing crisis is way out of control

But young women don’t have the same opportunities now because the housing crisis in this country is way out of control.

A situation not helped by this week’s news that immigration hit a new record of 745,000 people last year. A number made worse by the fact that is the net figure – around 1.2million turned up in 2022 which is a city the size of Birmingham.

Add the illegals who have snuck in, and there are not enough homes to go around.

That’s not the fault of landlords, but it IS the fault of government and councils.

Then we come to the notion that private landlords are awful for evicting tenants for no reason.

There is ALWAYS a reason Angela, otherwise we wouldn’t get our property back.

The notion that landlords will turf tenants out for no reason is nonsense and I suspect you know it is.

No one can be that stupid, can they?

Section 21 is the choice for most landlords

But, and this is really important Angela, for speed and convenience, section 21 is the choice for most landlords.

While a reason doesn’t have to be given, a judge might want to hear why.

I suspect that you and your lefty friends don’t want to hear the whys because it will usually involve horrendous arrears or anti-social behaviour.

That would mean understanding that not all tenants are saints. They really aren’t.

Section 21 isn’t a ’cause’ or a ‘reason’ it is the process to regain possession.

And you need to stop saying there are ‘loads’ of landlords in the private rented sector because that will look like a hollow claim when we decide to leave if Labour really does look like getting in.

And stop saying you will build houses to solve the housing problem.

You won’t because Labour can’t run a bath and you’ll be up against council planners. It’s not going to happen.

Firstly, you don’t understand that houses cost money (which we apparently don’t have as a country), and they take years to deliver.

That’s YEARS Angela, not weeks or months, years.

Frightened at the prospect of losing section 21

And in that time your ‘loads’ of landlords while you are the housing minister will be frightened at the prospect of losing section 21 and will simply evict their tenants before you get a ministerial car.

There could be tens of thousands of homes being emptied, which will create a homelessness crisis because there’s nowhere for them to go.

And it will be YOUR fault, Angela.

If you don’t have the wit to understand the potential fallout of your proposals, then I am genuinely scared for the future of the PRS and the country.

You shouldn’t be anywhere near the levers of power without understanding cause and effect.

I don’t doubt that what you say plays well with lefties and your supporters, but I wonder how you will explain the thousands of homeless families suddenly appearing at council offices.

You were lucky Angela, we weren’t being swamped by economic migrants when you snaffled your council home.

We also didn’t have a functional private rented sector because landlords couldn’t easily get their homes back from a tenant until the Housing Act 1988.

When getting a council house was easier

But you look like you are entering a fantasy world by turning the clock back to a time when getting a council house was easier.

There were fewer people with their hand out then and you’ll find that demand has rocketed since.

You are, unsurprisingly, a typical Labour politician: You’ve enjoyed something that this country gave you for nothing and you’ve pulled the ladder up after yourself.

Nice work.

I don’t care if you or any other Labour voter thinks this article is rude. It needs to be.

I have used section 21 a number of times, perhaps 14. All for bad behaviour, nonpayment of rent, drug use. Or because the government have stupidly decided that there should be minimum Hmo room sizes, made worse by some councils, and I’ve had to evict all the tenants because we have had to sell the property rather than leave a room permanently empty

If not sending it to Angela, do what I did, my local MP is wes streeting,,, I sent him a message about her comments on the news, explained to him the reasons for possession orders and what a landlord has to go through to get possession when the tenant is told to start put by various organizations, and reminded him that landlord are voters

I watched a podcast last night on ‘the ethics of gatekeeping’ by councils. It’s even worse than I imagined, and I always think the worst! Councils are treating people horrifically. Their main aim being to get them to go away. Some are even intimidating them by suggesting their children would go into care due to homelessness.
BUT, politicians and Shelter are constantly pushing the abolition of sec 21 as the miracle answer.
Anyone with 2 brain cells knows it will be the exact opposite.
ITS A GIFT FOR COUNCILS…….because, independent surveys have shown only 3% of evictions are really no fault. The other 97% is almost always down to rent arrears or breach of tenancy.
Once those reasons are revealed under sec 8, the councils will claim ‘intentionally homeless’ so no duty of care is owed.
It about to get much much worse for tenants.

She is pandering to voters as that is all she is concerned about. People who rent or on the dole will hear her words and not have the intelligence to understand the true implications. In perhaps 25 years and 100+ tenants I've never used a section 21 so I doubt it will ever effect me. My way of removing tenants is go talk to them. But then again, it is me that finds the tenants and suss out if they actually have any common sense before letting to them. If you have an agent, I can see that simple element of selection can be ignored.

How about Rayner saying that housing benefit (or whatever it’s called now) will go back to being paid directly to the landlord on day one of a Labour Government. A simple procedure and will prevent many becoming homeless. They won’t listen though will they. Surprised the NRLA aren’t pushing for this more.

I am using section 21 accelerated (joke) process because my tenants want me to. They want and need at least a 3 bedroom house but can barely afford one bed flat. There is no rent arrears and I have nothing vacant at 3 bedrooms. They are good tenants.
Where in section 8 do I put this. Clearly as a landlord I am getting rent for my property but are the tenants getting what they need?? Any minute now I’ll be fined for renting an overcrowded home. I have no words to describe mine nor their frustrations.
