Short term letting to business travellers?

Hello, does anyone have any experience of letting their property for short-term lets (3 months – 12 months) to business travellers? I have a property which has been refurbed and is empty right now, but at some point in the future, I shall want to move in there myself whilst my main residence undergoes building work.

I don’t want to let my flat on a standard AST in the meantime as I don’t have any time frames for my building work at the moment and therefore would prefer short-term lets. I would appreciate comments, and also details of any reputable letting agencies that specialise in this sector.

Hi Jo, at a guess, the risk is after someone has stayed over 28 days they could claim to be on a default AST, with all the problems that could cause you. Heard, long stayers at Travelodge and similar have to move rooms if stay over 28 days. You'd probably be ok with most folk, but there is a risk, John

Check your lease first. If it says single private dwelling or no business may be conducted then you can't do short lets. Then check with your council what their requirements are and you'll need a fire risk assessment in line with the new guidelines.

Likely to have to have planning permission and most London Boroughs are against short term lets and would ideally like to get rid of Air B&B.

Would you be doing serviced lets?

Anything longer than 28 consecutive days would/could be considered an AST.
