From finance to the property world, Xuan Meng’s journey has seen her build a £10 million property portfolio since 2018.

Her company, Cozy Hauz, buys run-down properties and then pushes up the value through renovation, refurbishment and extension to release the initial investment.

Winning not just one but two awards, Xuan was the only multi-award winner of the Property Investors Awards and picked up the gongs for HMO Property Deal of the Year ( six rooms or over) and Property Investor of the Year.

After developing a successful but busy career in finance, the birth of her daughter encouraged Xuan to set up her own business so she could own her own time and spend more time with her child.

Once she realised the opportunities in the property industry, Xuan and her husband established a company to help her community in London.

She used three sources in the initial starting fund: savings, remortgaging her home and selling an investment flat, raising £450,000.

Since then, she has been amazingly successful and her company demonstrates innovation and creativity by using high-quality materials and sensible designs from the outset, ensuring operational costs are minimised over a long period and with the needs of their tenants in mind.

Xuan’s homes have interlinked Wi-Fi systems with most rooms en-suite to ensure tenants have their privacy.

They have dual-facility kitchens, so tenants do not have to queue up to cook their food. The gardens are designed with socialising as the key feature.

Customer service is a top priority for the company. They like to stand in the tenants’ shoes and ask themselves: are there amenities nearby? Is the area safe? Are there good transport links?

For property refurbishment, the company designed functional spaces which suit their target tenant groups.

Xuan said: “We make sure that the design is practical, attractive and low maintenance at the same time.

“Most importantly, we make sure that our tenants feel heard and that any issues reported are dealt with efficiently.”

For the future, Xuan has a long-term plan to dedicate the next 30 years of her life to property development and investment.

I'm doing some'at wrong, took me longer than 5 years to get that much.

Although, when I have a tenant leave or pass away, I'm doing mine top class in 2023.

So maybe if I did them all top class years ago for top class tenants instead of trying to help Benefit tenants, I could have got further up the road.

So the moral is Landlords, u help the vulnerable, the Govt & Councils will kick u in the teeth for years to come. U deal with the better off, you will be better off yourself.

I am doing just the same, as tenants leave I am upgrading to take only the creme de la creme. As you observre Mick we are kicked in the teeth too often with benefit tenants.
