Thanks for that, its quite disappointing to think this tenant who we bent over backwards to help over the 10 years, wants to use a law that is designed for rogue landlords rather than very caring ones like us to make money ! In effect she lost nothing other than a nominal £15.00 for a broken lampshade. I cant believe a judge would award against us but can we take that risk ? Landlords have a bad name right now in general, so any judge we feel would look to award the maximum penalty against us.... Read More
As I’m a bit of a bathroom Guru on 118, make sure you seal in the bath properly and don't bother with shower screens as they look great when installed, but look poor after 12 months or so and frequently leak. A shower curtain and a good quality, sturdy non sagging stainless steel shower rail will work well.
I never use electric showers, always showers off the bath taps as the shower heads and hoses can be replaced easily. Getting the right head / hose combination to get the best shower experience for your tenant is important too and this is easy if you know what you are doing.
Magnolia & white paint is perfect ! Only electric cookers reduce the fire risk and make sure you have a good plumber you can can call on if things break down.
It’s not such a mine field, but it’s worth making sure you register the deposits and continue to do so every 6 months. Plus 6 monthly inspections are a must.......

To be honest, doing something is better than doing nothing when it comes to sealing in baths and shower trays. My baths can go for up to 10 years without replacing the seal as its doesn't leak and doesn't go black & mouldy. If you think about it how many times do you really want to replace a seal on a bath ? Its not a great job and for a non DIY person its can look like a dogs breakfast !... Read More

We used to sell them here at Byretech, but the margins were too low, as they are a UK made fan. Good but expensive and relatively quiet. Ive one in my own bathroom and its really agood product.... Hi Dave,
We don't do fans at all these days as it's a very competitive market. Personally I have used the Vectaire AS10 slimline range of fans in all my properties as they shift the air well and are pretty quiet. Plus they are humidity sensing models.
The humidity sensing models just use a live & neutral to tem, have no pull cord and are automatic. They switch on when there is humidity and switch off when they have cleared it. So they don't go off at 2am when you get up for a pee and wake the house up.
I'm sure you can find these on the web as they are a UK manufacturer. We used to distribute their gear some years ago but made nothing on it, so we stopped - Good kit though !
If you are putting a fan in the ceiling into a loft cake sure you find a "water Trap" to catch any condensation in the extraction hose as water / condensation can run back into the fan and pop the electronics / motor. This only happens when mounting a fan in a ceiling.
The range is 4" for bathrooms and thats enough as 6" fans look way too big and cumbersome.
