Hi Tessa, Thats news to me - reviewing epc standards Have you got a reference? .All but one of my properties is EPC rated C. The one that is not is 65. As far as I can tell the only difference is the 65 (D rated) one is it is a solid wall one. The EPC's were done almost 9 years ago would you suggest quickly doing them now rather wait closer to the expiry time? I had assumed all C rated properties would remain the same and the D one same to. Now I am thinking are the goal posts going to be changed.... Read More
I agree. Though you may be interested - there was a rent repayment order case where some landlord had a selective licence rather than a HMO licence and had to pay around 50% of the rent. This is despite the legislation stating if it fits the criteria they 'MAY' issue a rent repayment order.... Read More

I mean you could go down that rabbit hole on one hand they hate landlords because they are rich yet they chances are then look up to the celebs or are also rich but they do not have the media against them so the hate complex does not apply.

I really, really do not know how the whole climate/green thing can be believed. Some people, a lot of people go on holiday to hotter countries yet they on the other end seem to panic about 'global warming' you would think they may like a bit of warming in the uk?... Read More

My still valid epic from 2015 states it is C (just!) but on the recommendations to get to level B include fitting solar panels at a cost of 5-8k to 'save' around 100 in annual bills. so that is between 50-80 years to pay for it self and people wonder rents are going up!!... Nothing - however if you have for eg a window and extractor fan in the bathroom you will have a defence against bathroom being mouldy for (having read the mould guidance released a few months back). And just having a extensive inventory at the beginning of tenancy and a periodic inspection also. So these sort of things would be help a lot in regards to your fears I would suggest.... Read More

None of the grounds are applicable here?? Sure the sec 21 will be invalid and possibly chunky fine for the invalid gas cert but rent repayment I don't see it.... Read More

I believe a deed of assignment is what you may require. However its possible it may nullify any current guarantor agreements or at least open to them challenging it. Plus I don't know but may bring issues with section 21 if needed as the new tenant may will not have been issued the various docs required. If I was you I would just draw a brand new tenancy agreement.. You would have the added security of the them being fixed at said place for x time.
However I recommend waiting for more expertise and views from other people... Read More
