They don't get it do they, impossible to do while tenant there. And u don't get the grants when house empty.
Govt & Council's need to come ask us Landlords & tenants in the real world how we can get these works done instead of telling us U having this u need it cause that bad house 2 miles away is awful. So u all being subject to retrospective changes that WILL result in homelessness.... Read More

Had 3 this week for Licensing accreditation.
Here's a letter she's wrote this week:
Dear DASH,
Regarding your 26 June 2024 inspection visit to my home.
Thank you for offering to ask Landlord for the bits below. I have to decline this for the reasons also below.
To put me more double sockets in my bedroom, living room & kitchen. I can reassure you I will not be trailing extension leads & overloading sockets.
I also don't want my house ripped apart for this work while I am here. It is my home after all.
Extractor hood. My Landlord always fits these in his newly refurbished houses, but I have lived here approx 10 years & have declined new kitchen in order to keep my rent the low amount it is. I have window right next to cooker & will open as necessary. I understand a 2024 £5000 kitchen cannot be afforded on my 2020 rent.
It's OK suggesting these 2024 standards which I have seen in my Landlords refurbished houses, but have you seen the rent people pay for these latest standards? Not a rent some of us can afford.
I think it's extremely unfair to ask for my Landlord to pay for these costs when he's been charging me over 30% below market rent up to April 2024.
I've been with him approx 17 years paying approximately £2400 per year below normal rent & am happy to continue with this discount if that means me doing the odd bit myself. I've saved approx £40,800 being with my Landlord v's not being to afford the latest standards 2024 home.
I understand any safety issues I cannot afford myself, my Landlord
I don't want the hard wired interlinked battery back up smoke alarms. I've heard if I run out of electric in middle of night, smoke alarms start beeping. People then rip them down. They now have none. Cheap battery ones are safer for me.

If we could get rid easy FOR WHATEVER reason (but generally it is bad tenant), then we'd be more inclined to take anyone.

It’s a bit like buying a car then the garage telling you it costs three times as much
At the same time, the Rental Reform Bill decided that 5 million existing contracts should be modified or undone
It would be much more efficient to offer new contracts as and when with new conditions.
Successive governments have failed to ensure sufficient supply of homes that then choose to whip the home providers

Eh, Judith & Reluctant. We all started out with one though din't we. First one I bought was for mate with kid to get him out Council flat.
I think for some of us, regulations rules are overtaking us. Me & tenants had no problems before.
As we know Section 24, now caused financial ruin & homeless for many.
HB we could manage, UC causing repossessions (of Landlords houses) & homeless for many.
And Selective Licensing is now causing problems where there wasn't problems before. My houses have got worse since Selective Licensing.
All these great office dream't up office ideas presume we all charging top whack rents to the most pristine reliable tenants in the world. When in reality, £300pm cheaper rent with not the tidiest or reliable tenant who we are just managing, u bring a draconian rule in & that £300pm relationship & safe home no longer works.
I'm like an Accidental Landlord now. I can't keep up. It's overtook me. Causing many of us to sell.... Read More

Yes Labour needs to ask the builders first if they will build em and make no money. Yeah right.
I thought we'd be at our worst around 2021 and then the Govt and Councils would finally wake up and realise Hang on, these Landlords are selling and charging the earth cause we attacking them. We now need to help these Housing Providers.

Is is Green Party who want to put 1% Wealth tax on us. Ok, so if I'm charging my tenants 70% of market rent & you want to come & charge us a whopping 1% of something I haven't got till sell them, where do you think that 1% is coming from? Cause I ain't paying it. And we got to remember EVERY penny I get comes from the tenants rent. Charge your 1%, the tenants rent goes up to pay for it.... Read More

I can give u a take on the Capital Gains if you've not thought of it.
Say you were thinking of selling em 4 years ago & they may have been worth 80k+.
So now if you've really had enough & sold em for 100k+, the extra has paid for your Capital Gains & you've now RECEIVED what you'd have only got for em for years ago.
That's how I'm thinking when get the opportunity to sell. Got 2 selling at moment with 5 way move, last one moving into one of mine, so I can sell hers at bottom of chain.
And another one boyfriend tried to stab her, so she's in women's refuge miles away. I kid u not, 30mins before the stab phone call, another tenant rang me, saying neighbour trying to stab her. AAAAHhhhhhhh I've had enough. Neighbour was Council tenant who Council has gone silent on the ASBO claim. Whereas Selective Licensing would have had us down the pan.

I could stop now & have 70 hours pw free. Not as simple as that when some have lived there 40 years, 25ish with me.
Even those I've only met once who's with Letting Agent, I can't just crap on em like that when it's their home & can see they wun't get anywhere else for same rent.
I've created a right trap with Benefit tenants that Pre 2015 could move & would move just like that. As we now know, Govt & Council's has made it impossible for em to do so.... Read More

I had about 40 of these fitted free 10-15 years ago. Don't think any of tenants used one.
Part of the grants Govt been doing last 16+ years that's now been on the news to show money going to shoddy companies doing crap insulation & that. Which we've been trying to tell Govt for years, u rushing this EPC C through & leaving us & tenants with crap messed up houses.... Read More

Ha ha yes, they are proper thick aren't they, the phone staff, the managers. Manager at Nottingham UC service centre detests me. Her staff constantly get wrong asking for tenancy for proof of rent. When my tenants send in 20 year old tenancy showing £80pw when todays rent is £700pm UC staff send it back saying it doesn't show the rent tenant has put. Told 'me 98,000 times 20 year old tenancy DOES NOT show current rent. Rent proof letter does.
I kid u now, I had 5 UC managers come round to the table at me in Bulwell Jobb Centre about 6 years ago & say

More staff has asked me when I've been with tenant say which button is it & I've gone round back of desk to their computer & showed him which box to tick when extra bed rate etc. for overnight care.
So yes u right, u better off with em but lose time going. I han't been in about 2 years now, we shun't have to, getting too old for this, spent about 15 years finally getting some good HB staff & contacts & emails which still have today 10 years later & now UC is like starting all over again, except as u know, we can't talk to anyone to solve tenant being homeless....
