And Trustmark are good, but they are still normal human beings that don't work there a year later.
I had 46 free boilers fitted under one of the schemes Feb 2022 & lots of installations failed when Trustmark inspected. But that was it, Trustmark din't go back again.
And I'm now left to pick up the pieces 2+ years later.
I've had one internal wall insulation fitted. House has got damp & mould a year later. Why aren't these put on a central Govt database so we can contact the Govt a year later?... Read More

Section 24 was announced in 2015, phased in from 2017, fully implemented by 2021.
And guess what, the SAME tenants that were paying cheap below market rent in 2015 are STILL living in SAME house. Why should they be hurt?
So if Landlord paid his mortgage off in full, should he then do the tenant cheap rent just cause he can? Risk going to prison cause tenant took battery out smoke alarm, when he get maybe double leaving the money in a bank?

You have sent my Landlord the email at bottom of this message.
He has not got a clue what you need or what has gone wrong as you haven't said. I have asked you previously to pay my Landlord, can you please tell me what the Landlord has not put which UC would like?
Is it anything to do with me & XXX have separate UC claims, but they are joined up for Housing Element?
I'll ask again, I wish you to pay him my total Housing Element due which I believe is £750 on the 27th or 29th Nov my payment date.
Please tell me what it will take for this to be actioned?
He has done what he believed to be the correct thing. I don't want the stress & budgeting of direct debits coming out my bank & taking the 'rent' money away, UC then being the cause of potential homeless.

Direct rent payments could not be set up for one or more of the following reasons:
• your tenants do not get Universal Credit
• your tenants do not claim housing support for the address you supplied
• your tenants must be in at least one month's worth of arrears, accrued over two or more months
• One of the tier 1 or 2 conditions haven't been met
We cannot give you specific details because of data sharing regulations.
You should speak to your tenants to make sure the correct information has been supplied to Universal Credit.
If you think you gave us the wrong information, such as the wrong house number you can request direct rent payments again with the correct information.
Your tenants need to pay their rent, and any rent they owe, directly to you.
You can make another request for direct rent payments if your tenants' circumstances change.... Read More

U say that & it used to be thought that.
I've just had made about 6k rent arrears Section 8.
She's done counter claim saying boiler wasn't fitted quick enough in 2019 & Judge has stopped the Section 8 for now.
I know nothing of Section 8's but apparently tenants can then argue disrepair issues.
I can see more Landlords selling now every time we hear these Anti Landlord measures.... Read More

I think I put this elsewhere last week, apologies for duplicating, but message needs to be got out.
So the Law Society want more help for tenants to SLOW down/STOP the eviction. Yet in the same breath, they acknowledge Mortgage repossessions rising. So instead of FINDING OUT WHY mortgage orders for possession are rising & why Landlords evicting, they want to prolong the agony of the Landlord even longer, more arrears, more repossessions. Now are these Law Society supposed to be clever people? Or have they ZERO common sense or lack forward thinking?
Help one tenant now who is not paying rent, CRUCIFY the Landlord, what happens next year? Can't they see this or is my Asperger's more qualified than their law degrees?
You've caused that Landlord demonstrable loss, pain, Mental health agony, he's told all us other Landlord colleagues, we then accelerate our selling, the new Landlords buying DON'T house the sort of tenants that need your help.
Come and ASK Landlord WHY they evicting. You cannot solve a problem till you understand it. Ditch the Law Degree, come & get Asperger's.
if you pressured the Govt for direct payment on UC direct payment & communication with Landlord, you'd solve 30% of homeless. The UC Landlord communication alone would save £6 billion in just overpayments.
If you scrapped Selective Licensing, you'd save 25% of homeless.
If you scrapped Section 24, you'd save 20% of homeless.
The list goes on.
Sort this out, the tenants would have somewhere affordable to live & wun't need your help.... Read More

I've got some more figures below.
George Osborne said in 2015 it will only affect 1 in 5 Landlords. That is over 2 million tenants paying higher rents.
Some notes below on Section 24, I've simplified it at top & in detail further down.
A simple I hope easy way to understand this is
If you paid £800pm rent
Tax bill would be £320pm
Leaves you £480pm
Mortgage £500pm
Means you've lost £20 EVERY month. Lost £240 every year EVERY house.
And that's how Section 24 Tax works. Because the Govt don't like Landlords and says we shouldn't be allowed to deduct mortgage from earnings before paying Tax.
Pre 2015, they allowed the mortgage/loan just like every other business. They bought this Anti Landlord measure in and it got them votes, got them more tax, but it started the real shortage and expensive rents u see for tenants now.
What used to happen is
Rent £800pm
Mortgage £500pm
Leaves you £300pm.
Tax bill £120pm.
Means you make £180pm which then means you've got enough for maintenance, repairs, refurbishment etc.
That's how the Govt allows every other business to work.
A Simple Comparison
To put it in simpler terms, imagine a bricklayer who could no longer deduct the cost of bricks as an expense. If they earn £500 for a job but spend £500 on bricks, they would still need to pay tax on the £500 income, even though they make no profit.
This policy impacts landlords across the UK and can lead to higher operating costs, which may influence the rental market overall. If you have any questions or would like further details, please feel free to reach out.
Another example
£700 rent x 40% Tax = £280 leaves £420 minus £500 mortgage = Loss £80
£800 rent x 40% Tax = £320 leaves £480 minus £500 mortgage = Loss £20
£900 rent x 40% tax = £360 leaves £540 minus £500 mortgage = profit £40.
So the Tax system the Govt bought in for Landlords forces Landlords to lose unless charge high rents.
Hence why rents are now so expensive.
Write to your MP mentioning Section 24. If he she says the private person doesn't get tax relief on their mortgage interest, say the private person doesn't pay tax on any rent to start with to be entitled to any tax relief you dimwit lack of common sense Eton Toff imbecile.... Read More

And that cheap rent you got, he not be able to afford you that any more, it's gonna' cost you £3000 per year more to bring in line with market rents.
Ooh & you gonna' get mould & condenstion next year cause this 1920's house wasn't made to be sweated up with all this internal insulation.
But we the Govt will look good to the voters as can say We are making loads of houses EPC C.
Ooh sorry we din't realise your Landlord din't want the house anyway, only keeping for you, and this last straw has pushed him over the edge & he's now gonna' sell to make u homeless-Look on bright side, Council will put u & 5 kids in one room in hotel that will be EPC C & Council (well Taxpayer) will pay the £3000pm to the hotel group.
