I’m looking to purchase the freehold from Simarc for our 2 bed semi house once we’ve lived here for two years. We pay £40 per year ground rent.
By the time we look to purchase, there will...
The leasehold advisory service confirmed that, providing there are no estate management or communal agreements (which there aren't here) then once paid the house is then freehold and can be sold as freehold in future.... Read More
Thank you for all of your replies they are all appreciated.
The lease is fairly straight forward and the rent doesn't increase in future though there's nothing stopping them selling on and another company coming in to increase.
Looking to buy as I would always rather be in control of my own destiny.
Interested to hear more about what django said; can you elaborate why you think it can be better?
I'm also looking at a ground floor extension side and rear; they're charging c£400 to look at that with no guarantee of approval. Shocking!... Read More

Whilst every experience is unique to you, it's probably happened to someone somewhere else who you can learn from; either how to do it or how not do it it, whatever it may be.
If you're good with people and a have commercial head on you, then you have a good foundation.
As with anything, fail to plan, plan to fail.
Good luck and enjoy!

I'd advise as above; if you're in the right don't give in.
You must be firm with the corporations, government and anyone else trying to action something that just isn't acceptable.
I've experienced so many issues with so many different things since getting into property and I love nothing more than winning the battle. Even ones that last over 2 years. Persistence always pays off.
Maybe that's why I chose to get into property properly, so many challenges...so many learnings.
Let us know how you get on, best of luck.... Read More
I own a Ltd company that has only one rental property inside at the moment. I have one in my own name that I'll be looking to shift into the Ltd company when possible.
I aim for another 8 in the next 5 years through my full time job. Idea is to make this my sole focus by the time I have 10 (we will see!).
With regards to what you've posted about getting a company car within the Ltd company, I was informed that you are taxed differently with a company car within a property business.
I currently have a company car from my full time job (marketing) so understand the tax etc.
Are you saying it's no different within a property company? Even if you only use it every now and then?
I'm with HSBC Business Banking using their free 18 month rate and will be looking to switch after.
Whilst I only have have property in the business with rental income flowing through it, my plan is to invest/put away/save/move money out of here to make it work harder.
I understand that everything has to be left in the company name when transferring funds from the business bank, but unsure how to go about it.
Do any of these associations actually add gravitas? I've not really found the need for them for this purpose and I find there's so many useful forums for any help and advice needed when required.

Thanks Neil.
Any idea if there are any additional costs involved from elsewhere? I've read things about potential stamp duty implications...
I have a call with the leasehold advisory service on Friday and will update with my findings.
