Is there a trend? First the Bank of Ireland raised their Tracker rates and now West Bromwich Building Society have followed suit, will Mortgage Express copy and raise their rates?

One option we are considering for the future is to hold onto our properties and so avoid CGT and leave it to the IT to give HMRC their cut. This would be foolhardy unless we kept up on the borrowing and gave plenty of cash gifts to the beneficiaries of our wills. But it needs to be quite high borrowing to eliminate the differential between the 40% IT rate and 28% CGT marginal rate.
This is all rather academic at the moment, I'm in my mid 50s and we have some great lifetime trackers that will last to about 2029. Selling or giving the properties will mean relinquishing these great trackers. So I guess my question is what the market will be like in 2030 for re-mortgaging to people at about 70? Any thoughts as you gaze into your crystal ball?... Read More
I like the idea. My preference would be to have a long term aim to join up with the existing lot like the NLA once they see the success of a more genuine group. So leave the NLA to lobby Parliament for landlords, but push forward on the legal challenges that they shied away from.
I wanted to contribute to a talk at my local NLA, but they said it was not possible however good my material because all the slots go to sponsors. They so need a shake up!... Read More
I am not a West Brom customer but I pitched in to support the campaign because I'm an MEx borrower and have BM Life-of-loan Trackers too. It is just this potential scenario that caused me to help fight West Brom.
I am pleased to hear the High Court Appeal is at last happening. I hope you'll keep peripherally-involved supporters like me as informed as you can.

Thanks James, I get what you are saying on all the other aspects brought in if the profit before interest payments is high.
My only come-back is that the example numbers you gave are for an extremely foolhardy investor. Interest rates are nearly 5% below their long run average. We should be able to take a rise of about 3% in rates, which for many is doubling of the actual interest charges currently being paid. For the sample numbers this expected adjustment in interest rates will swamp any damage by our dear friend George O.... Read More

This is because the LTVs are all below their threshold. When it actually goes through – hopefull next month – I will report back on whether their promises are fulfilled. I would be surprised if they did an about-turn."
The sale just went through on Friday and MX released all the equity to us with none used to pay back other MX mortgages, even partially. They kept to their word for us.... Read More

When adding insulation be careful not to block the air flow from the eaves into the attic space. I made this mistake and humidity built up and condensed on the underside of the roof felt. It dripped back onto the tenant's items stored in the attic. Fortunately it was reported in time before serious damage was done. I pulled back the extra insulation from the eaves and all now seems fine.... Read More
