Our policies which are in place currently will be renewed as if it was a continuation of cover, i cannot comment for any other insurers.

The proof required is simply to prove that the tenant is 30 days in arrears via a rental statement. The nature of the arrears for policies purchased prior to yesterday are irrelevant.
I do know that our insurers (ive heard of several others as well) will not take on any new policies as of yesterday.

The whole situation isn’t very clear and no one who works at UC really seems to be aware of what’s happening.
You regularly get passed from department to department and the staff have no way of searching the reference numbers anyway.
The only advice I can offer is that you need the full service team as they can search by the NI number which is the payee name on the transaction.
I’m sure your used to it but be prepared for a 20 minute conversation explaining that you aren’t the claimant and you may have to call back several times until you get someone who actually understands GDPR and that as a landlord you have a legal right to know who the payment relates too.... I had a problem with this having a few hundred tenants on UC and to find the solution took me a longtime on the phone and alot of shouting.
You dont need the reference number that is useless and nobody can find anything off it, but the actual name of the payee which is usually two letters and then the rest numbers followed by a letter and then DWP UC (or AWP if its an arrears payment) is the tenants national insurance number and they can search using that.

This is somewhat of an anomaly in that an inspection was instructed but we haven't received the report from the clerk and have since parted ways for various reasons.
I have instructed an inspection this morning and this is being arranged with the tenant and we shall have the report with you as soon as the clerk has attended the property.

It has been a while since I corresponded with Nottingham CC regarding the requirement to be accredited by DASH and i have complained to them in the past that it is not feasible, as rob has already mentioned, to be accredited by every scheme particularly when working with tight margins and already being accredited by a nationally recognised body that is Propertymark/Arla as well as then being members of NFOPP, Property Ombudsman, rentsmart wales, property factors Scotland etc..all of which have a fee attached to them.
I’ve emailed both Nottingham CC following up my previous complaint as I’m yet to receive a reply and DASH to try and shed some more light on the matter.
I do however consider it at best unfair when already meeting Propertymark/ARLA’s strict requirements to be a member including meeting there CPD requirements, annual client account audits and being a member of there client money protection scheme to then have to gain further accreditation and pay a another fee which will almost definitely hold the same criteria to manage properties in Nottingham.
As soon as I receive a reply from both parties I’ll post it up
interestingly enough i have had an increase in landlords, literallty in the last month, asking if we could pay rents into crypto currency wallets and after a few checks with Propertymark/ARLA providing the account is registered to the UK then this isn't a problem.
This actually lead me to looking into how bitcoin is affecting the rental market, and there is a company which offers management software to take rental payments via bitcoin. Unfortunately this is currently only available in the US, however the recent growth has lead many people to be able to cover the cost of renting through the growth that bitcoin has seen as of late. Of course, as with any investment, there is the possibility that it could end up costing them more but its certainly an interesting concept.
Only time will tell how bitcoin affects our day to day lives and the rental market but we are certainly looking into ways that it can be integrated into the lettings industry.... Read More
